According to the reliable results obtained using artificial intelligence and big data analysis methods by Endeksa data, as of January, the annual increase in housing sales prices across Turkey has reached a level of 153%. The average housing square meter sales price in Turkey is 14,693 TL, while the average housing price is 1,910,740 TL and the return period for housing investment is 18 years.
In January, mortgage sales of housing across Turkey decreased by 11% compared to the same month of the previous year and by 26% compared to the previous month, reaching a total of 16,203. The share of mortgage sales in total housing sales was 17%.
The number of first-hand housing sales in Turkey increased by 1.2% in January compared to the same month of the previous year, reaching a total of 27,532. The share of first-hand housing sales in total housing sales was 28%.
Second-hand housing sales increased by 15% in January compared to the same month of the previous year, reaching a total of 70,176. The share of second-hand housing sales in total housing sales was 72%.
Foreigners purchased 4,161 houses in Turkey in January, showing a 1% decrease compared to the same month of the previous year and a 35% decrease compared to the previous month. The share of foreign purchases in total housing sales was 4%. Antalya ranked first with 1,592 housing sales to foreigners, followed by Istanbul with 1,380 sales and Mersin with 331 sales.
In January, Istanbul had the highest share with 17,415 housing sales and 18% of total sales. Ankara followed with 8,808 sales and 9% share, and Antalya with 5,572 sales and 6% share. According to Endeksa data, as of the end of January, housing prices in Istanbul increased by 161%, with an average square meter sales price of 24,469 TL and an average housing price of 2,936,280 TL. Housing prices in Ankara increased by 158% in the past year, with an average square meter sales price of 11,260 TL and an average housing price of 1,520,100 TL. Housing prices in Antalya increased by 178% in the past year, with an average square meter sales price of 22,193 TL and an average housing price of 2,663,160 TL.
According to Endeksa data, when the top 30 cities with the most housing sales were evaluated in January, the cities with the highest annual value appreciation were Kocaeli, Antalya, and Yalova, respectively. Housing prices in Kocaeli increased by 183% in the past year, with an average square meter sales price of 13,245 TL and an average housing price of 1,748,340 TL. Housing prices in Antalya increased by 178%, with an average square meter sales price of 22,193 TL and an average housing price of 2,663,160 TL. Housing prices in Yalova increased by 171%, with an average square meter sales price of 13,901 TL and an average housing price of 1,793,229 TL.
